Using the approach of the top rate to reach the market value of a property can be used for any rental property for rent. Including multifamily dwellings, office buildings, warehouses, retail strip malls, or similar properties that generate rental income.

B) determining the desired rate of return then we must determine the capitalization rate that we use for our calculation using one of two approaches. Either the market research income properties similar to reaching a market capitalization rate or type of use desired by the customer.

For our example, say that other similar apartment complexes in the area reveal a mean maximum rate of 6.23% and in turn make the decision together with the seller to use that type.
