Using the approach of the top rate to reach the market value of a property can be used for any rental property for rent. Including multifamily dwellings, office buildings, warehouses, retail strip malls, or similar properties that generate rental income.

Here's the calculation.
Gross Scheduled Income (GSI) less estimated vacancy and collection losses of cash = Gross Income (EGI) + Income from other sources such as charges for late payment, vending machines, etc = Gross Operating Income (GOI) minus annual operating costs such as real estate taxes, utilities, insurance, maintenance and repairs, gardening, management fees, legal and accounting, etc = net operating result (NOI)
For our example we will assume that property income has a GSI $ 54,000, $ 2,700 vacancies loss of $ 600 income from sources other than rent (ie coin operated washers and dryers), and $ 20,760 annual operating costs.
$ 54,000 (GSI) minus 2,700 (vacant) = $ 51.300 (EGI) + 600 (Other Income) = $ 51,900 (GOI) minus 20,760 (Operating Expenses) = $ 31,140 (NOI)
B) determining the desired rate of return then we must determine the capitalization rate that we use for our calculation using one of two approaches. Either the market research income properties similar to reaching a market capitalization rate or type of use desired by the customer.
For our example, say that other similar apartment complexes in the area reveal a mean maximum rate of 6.23% and in turn make the decision together with the seller to use that type. Of course, for our purposes, we kept simple. In a real life situation, of course, you want to use credible and accurate (not pie in the sky) numbers to reach property NOI. Also, you might want to consider other factors that could affect the value of the property.
